Our Services

From tenant screening to rent collection, we offer a wide range of property management services to meet your needs. Our goal is to take the stress out of property ownership and help you maximize your investment.

Property Management Solutions

Management

Our team is experienced in managing properties of all sizes. We handle residential and commercial properties in the Madison Metro, Dane County and surrounding Counties. We handles everything from maintenance and repairs to HOA management and financial reporting. 


Our management fee is flexible as options below. We require a one time of $150.00 system setup fee.  

  1. Single unit is flat at 12% per rent collected. 
  2. Two or more units

  • 20% for the first month rent collected ($1,200.00 x 20% = $240.00) , then 8% per collected rents thereafter ($1,200.00 x 8% = $96.00 x 11 months = $1,056.00 + $240.00 = $1,296.00). No renewal fee per lease. 


Our management fee included:

  1. Maintenance coordination
  2. Property marketing
  3. Tenant(s) application screening (application, credit report, background check)
  4. Coordinate tour and showing
  5. Lease preparation and signing
  6. Eviction proceeding
  7. Regular properties inspection


PROCESS: 

We placing all rental ads portals such as Zillow, Apartment and many more. We meet your potential tenant(s) to build relationship from the beginning.


MARKETING:

  • Necessary photos of each property
  • Write Ad descriptions and publish
  • Rent pricing per current market
  • Schedule and give prospectus tour


POTENTIAL TENANT(S):

  • Online rental application
  • Credit check
  • Background check
  • Rental verification
  • Employment verification
  • Income verification
  • Minimum 3.5 times of income
  • Credit score 620 with debt ratio of 25% (75% Income, 25% Debts - 75/25)
  • Draft lease agreement
  • Sign and collect security deposit
  • Payment types are ACH, Credit Card, Cashier Check and Money Order, no personal check is excepted.


EVICTION: Evictions are handled by outside attorney, separate cost

REPAIR AND MAINTENANCE:

  • Any repairs cost less than $700, will deduct from trust account
  • Any repairs cost $700 or more will need approval from you (Owner).

Tenant Relations

We are committed to maintaining positive relationships with your tenants. Our team is always available to address any concerns and ensure that your tenants are happy and satisfied. We works with external attorney to handles any issues related with local law and eviction as needed.

Property Inspections

We conduct regular property inspections to ensure that your properties are well-maintained and in compliance with all relevant regulations. We also provide detailed reports and recommendations.

Lease Management

Our team is experienced in lease management, from drafting and negotiating leases to enforcing lease terms and handling lease renewals and terminations. Our marketing team look out for the latest market price to bring the best rental rate for you. 


Owner will need approval for any repair cost $700 or more. Without approval, repair will not proceed and continue on hold until new and lower bids established or approval is signed. 

Financial Reporting

We provide detailed financial reporting to ensure that you always have a clear understanding of the financial performance of your properties. Our reports are accurate, easy to understand, and always delivered on time. 


We provide Landlord portal access so you can review and get update of your properties financial and rental status.
